1). We show rental properties five days a week, weekends on appointment.
2). We pull a national credit report on each and every adult rental applicant.
3). Conduct an "Eviction Search" throughout Florida to ensure that our applicant hasn't been evicted in the last 7 years.
4). Verification of former landlord references.
5). Verification of the applicants employment or income (all applicants must make at least 3x the months rent)
6). All tenants must be on a 7 or 12 month lease. The leases are prepared by a law firm specializing in property management.
7). We conduct video taped property inspection before and after tenants move in.
8). Drive by inspection when necessary.
9). Interior inspection within 4 months of tenant's occupancy and also 60 days before their lease expires. The move out inspection is done to ensure the residents returned the rental house in the same condition as when they first rented it.
10). We have computerized accounting. We use the top property management software in the industry.
11). Rent is due on the 1st of the month and late after the 3rd . All residents who have not paid by the 4th of each month receive a 3 day notice reminding them that their rent is due, placing them on notice. We also attempt to reach them by phone. If they have not paid their rent by the end of their 3 day grace period, we will then proceed to talk to you the owners on our next step eviction.
While it is doubtful that an eviction will ever be necessary, we at Oak Realty, Inc. carefully screen all prospective tenants; occasionally financial hardships do arise requiring our prompt collection attention.
